Welcome To Berry Farms.  Berry Farms is a new construction neighborhood located on the south side of Franklin TN and is being developed by Boyle Development.  Berry Farms will have a mixed use with a combination of commercial and residential homes.  A resident can choose from a townhome/condo or a single family home.  The community offers green space/parks and a community pool.  There are currently 5 builders building homes in Berry Farms.  These new construction home builders in Berry Farms are; Ford Custom Homes, Celebration Homes, Regent Homes, Stonegate Homes, Gregg & Rains Building Group.  There is also some interesting history with the property that is marked on the park dedicated to the Hughes family.

Hughes Mill Park is dedicated to the memory of the Martin and Hughes families.  After serving on Andrew Jackson’s staff in the War of 1812, Colonel “Buck” Martin returned to his middle Tennessee home, called “Rural Plains,” which stood on the Town Center portion of what is now called Berry Farms.  Colonel Martin convinced his sister Sally Hughes and her husband John, to leave Virginia to make a home for themselves on the property as well.  The Hughes family built a Federal style brick home at Berry Farms in 1830, and the dining room, which overlooked Five Mile Creek, was said to be the perfect picture of pastoral serenity and beauty.  The Hughes family also built a mill at Berry Farms near the confluence of Five Mile Creek and the Harpet River.  The mill, built of wood, was said to have burned down during the Civil War, sometime between 1861-1865.  Much of the surrounding land bore witness to the Civil War firsthand.  At least three Civil War skirmishes were fought on the Berry Farms property. Williamson County Real Estate Report for April 2014

Here is a quick look at how April turned out for Real Estate in the Middle Tennessee area.

  • Williamson County currently has a 4.9 month inventory supply and the average sales price increased by 12.1% year to date from last year.
  • Davidson County currently has a 4.3 month inventory supply and the average sales price increased by 11.4% year to date from last year.
  • Rutherford County currently has a 4.2 month inventory supply and the average sales price increased by 8.6% year to date from last year.
  • Sumner County currently has a 5.3 month inventory supply and the average sales price increased by 12.1% year to date from last year.
  • Wilson County currently has a 4.8 month inventory supply and the average sales price increased by 17.6% year to date from last year.

Williamson County in Tennessee has seen a general increase in real estate and a rise in home sales prices for April from last year to this year.

For the month of April 2014 as compared to April 2013 there has been an decrease of 5.9% in units sold, an increase of 7.8% in the homes average sales price, and a decrease by -10 days on market.  Accordingly there is a 4.9 month supply of inventory in Williamson county as a whole, putting it back in a seller’s market (6 months = balanced market).

If you break the numbers down per city they vary somewhat.

Brentwood, TN  sold less homes in April 2014 than April 2013 with a 10.0% decline (better than February’s 13%), however the homes average sales price did increase 9.5% to $673,616 and the days on market decreased by 19 days to an average of 73 days on market.  Brentwood, TN real estate currently has 5.5 months of inventory available for sale.

Franklin, TN (excluding the Cool Springs area), like Brentwood, closed 9.1% less units in April 2014 than April 2013, and the homes average sales price increased by 10.8% to $449,914, and the days on market decreased by 22 days to an average of only 49 days on market.  Franklin, TN real estate currently has 4.5  months of inventory available for sale.

Franklin/Cool Springs area (zip code 37067) had 22% less homes close in April 2014 to April 2013 and had a huge increase in the homes average sales price of 14.5% to $466,252 and like the other areas had a decrease in days on market by 25 days..  The Cool Springs area of Franklin only has 3.7  months of inventory available for sale.

Nolensville, TN has some interesting numbers for February 2014.  The number of homes sold in April 2014 vs April 2013, unlike the other areas, went up by 14.3%, however the average sales price dropped by 4.2% to $351,544 and the average days on market decreased by 7 days.  There is only 3.7 months of inventory available for sale in Nolensville, TN.

Thompsons Station, TN unlike the large growth in the first quarter, the number of homes sold in April 2014 vs April 2013  dropped by 32.4%, and the average sales price increased by 10.3% to $351,544 and the average days on market decreased by 8 days.  There is 6.3 months of inventory available for sale in Thompsons Station putting it back into a transitional market.

Spring Hill, TN sales increased in April 2014 as compared to April 2013 with 14.3% more homes sold, with the average sales price up 10.7% to $289,492 and the days on market up by 4 days.  Spring Hill is still in a seller’s market with only 4.3 months of inventory available for sale.

Last but not least, Fairview TN once again had huge results for April 2014.  Fairview TN saw an increase in homes sold by 13.3% and an increase in the homes average sales price by 28.7% up to $208,048, however the days on market are up by 9 days as compared to April 2013.  Fairview currently has 5.3 months of inventory available for sale.

The months of inventory within Williamson county goes up as the prices go up.  For homes under $200,000 there is 2.1 months of inventory, for homes under $300,000 there are 3.5 months of inventory, for homes under $400,000 there are 4.1 months of inventory, homes priced between $400,000 – $600,000 has 3.7 months of inventory.  Homes listed over $600,000 shift back to a balanced market with 7.3 months of inventory for homes priced from $600,000 – $800,000.  Homes priced over $800,000 are still in a buyer’s market with 10.4 months of inventory for homes priced $800,000 – $1million.

Williamson County Real Estate Report for February 2014

Williamson County in Tennessee has seen a general increase in real estate and a rise in home sales prices for February from last year to this year.

For the month of February 2014 as compared to February 2013 there has been an increase of 2.1% in units sold, an increase of 3.4% in the homes average sales price, and a decrease of -6 days on market.  Accordingly there is a 4.0 month supply of inventory in Williamson county as a whole, putting it back in a seller’s market (6 months = balanced market).

If you break the numbers down per city they vary somewhat.

Brentwood, TN actually sold less homes in February 2014 than February 2013 with a 13.0% decline, however the homes average sales price did increase 6.5% to $695,849 and the days on market decreased by 10 days.  Brentwood, TN real estate currently has 4.1 months of inventory available for sale.

Franklin, TN (excluding the Cool Springs area), like Brentwood, closed less units in February 2014 than February 2013 by 4.2%, and the homes average sales price increased by 2.7% to $442,860, and the days on market decreased by 10 days.  Franklin, TN real estate currently has 3.7  months of inventory available for sale.

Franklin/Cool Springs area (zip code 37067) had 4.3% less homes close in February 2014 to February 2013 and only had an increase in the homes average sales price of .7% to $408,457 and unlike the other areas the days on market are up by 6 days.  Interestingly enough there is only 2.9  months of inventory available for sale.

Nolensville, TN has some interesting numbers for February 2014.  The number of homes sold in February 2014 vs Febrary 2013 went up by 9.1%, however the average sales price dropped by 1.9% to $336,682 and the average days on market increased by 30 days.  Even with these numbers there is only 3.8 months of inventory available for sale.

Thompsons Station, TN has had the largest growth for February 2014 over February 2013 than any other city in Williamson county.  This could be partially due to the New Construction happening in neighborhoods like; Tollgate Village, Canterbury, and Bridgemore Village.  TS saw an increase of 56.3% in units sold, a 13.6% increase in average home sales to $340,559, and a reduction in number of days on market by 82 days.  These numbers are amazing, however they have the largest inventory for Williamson county with 4.9 months of inventory.

Spring Hill, TN declined in February as compared to last February with 22.5% less homes sold, with the average sales price down 3.1% to $250,484 and the days on market up by 2 days.  Even with these numbers Spring Hill is still in a seller’s market with only 3.3 months of inventory available for sale.

Last but not least, Fairview TN had huge results for February 2014.  Fairview TN saw an increase in homes sold by 71.4% and an increase in the homes average sales price by 35.1% up to $200,300, however the days on market are up by 7 days as compared to February 2013.  Fairview currently has 4.4 months of inventory available for sale.

The months of inventory within Williamson county goes up as the prices go up.  For homes under $200,000 there is 0.0 months of inventory, for homes under $300,000 there are only 1.5 months of inventory, for homes under $400,000 there are also only 1.5 months of inventory, homes priced between $400,000 – $600,000 has 2.1 months of inventory.  Homes listed over $600,000 shift back to a balanced market with 6.4 months of inventory for homes priced from $600,000 – $800,000.  Homes priced over $800,000 are most definitely still in a buyer’s market with 22.3 months of inventory for homes priced $800,000 – $1million.

The Highlands of Ladd Park – Franklin, TN, Williamson County

The Highlands of Ladd Park, most commonly and simply known as Ladd Park, is located on the south side of Franklin TN among the rolling hills and along the Harpeth River.  Ladd Park is a growing New Construction community with multiple builders.  There are also a few resale homes available for sale.

Ladd Park is zoned to the following Williamson County Schools: Oak View Elementary, Fred J Page Middle, and Fred J Page High.  Ladd Park has a new Jr. Olympic pool, walking trails, and acres of green space.

 

Welcome to Highlands of Ladd Park in Franklin, TN

The builders of Ladd Park are:

Goodall Homes builds in the section to the right after you pull into the main entrance located at Alfred Ladd Rd & Long Lane.  They are currently (as of March 2014) adding a new phase and have a few lots available near the community pool.  They have four (4) available plans and are working on new plans to add to the selections.  Their current plans range in size from 1910 sf with 3 bedrooms and 2 full baths to 3243 sf with 4 bedrooms and 3 1/2 baths.  The base prices start at $307,990 and go up to a base price of $367,990.

Goodall Homes builds on a slab so you will have minimum stairs to enter your home.  Some standard features include: granite counters, tile backsplash, and hardwoods in kitchen; a raised double vanity and LVT flooring in master bath, among many others.

Signature Homes is new to Ladd Park.  They are building in the new section located off the new Carothers Parkway & Long Lane.  They have 10 plans available ranging from 3 Bedroom/2 Bath with 2100 sf to a 5 Bedroom/3 or 4 Bath home with up to 3421 sf.  The base prices start at $339,900 and go up to a base price of $445,900.

Like Goodall Homes, Signature also builds on a slab foundation.  Some of the standard features include: granite counters, tile backsplash, and hardwoods in kitchen; Oak treads on staircase; double vanity, granite counters, and tile floors in baths.

Ford Homes is a semi-custom builder and builds in multiple areas of Ladd Park, however their current lots are primarily located toward the green space and near the pool along Avon River Rd. (see map).  Their model home is located on Truman Rd.

Ford Homes currently (as of March 2014) has 10 lots available to build on and 7 inventory homes available for purchase.  Ford has 7 floor plans to choose from with base prices starting at $403,500 for the Savannah 2 plan (not to be confused with Goodall’s Savannah plan).  The Savannah 2 plan is a 3 Bedroom/2 Bath home with 2307 sf.  Base prices go up to $439,500 for slightly over 3000 sf.

Ford Homes builds on a conditioned crawl space.  Ford has 2 standard feature options, the Overlook specifications and the Platinum specifications (which cost an additional $12,000). Ford is well known for their standards including several high end finishes including sand and finish hardwood floors, granite counters, tile backsplash, crown molding in several rooms and full window trim.

There are also several custom builders with prices ranging from $450,000 – $700,000.  The custom builders are:  Stonegate, Boulevard Homes, Strock Custom Homes, Hillside Homes Inc, Burnswick, New Castle Properties, and LANDesign Company Inc.
